Your selling Journey starts when you invite us out to value your home. Most valuation appointments will take about an hour. We spend this time not only giving you a marketing price for your home but making sure we understand your needs and how best we can help you. After the appointment, we will be sure to send you a comprehensive report helping you to understand why we have valued your property the way we have.
Once you have decided you wish to partner with us to sell your property, and we hope you will, we will arrange to come out to your property. We will discuss beforehand everything you should prepare before we arrive. These appointments can last between an hour to two hours depending on the individual property. During this, we not only take photographs and map a floor plan, but we also take 360-degree photographs which allow us to create a digital walk thru of your property. This come as standard as we truly believe it helps you sell your home.
After we have had all the photographs professionally edited and created your 3D digital walk thru, we will send you the details to make sure you are happy. When it is the right time, we will launch your property on the internet. Listing you on Right Move, Zoopla, On The Market, Facebook Marketplace and many more sites to make sure we get your property the best exposure possible.
George Edwards will deal with all viewings unless you request otherwise. Our experience shows us that accompanied viewings lead to more offers and this is why we include it as standard. When a viewing request is made, we will contact you to make sure the time is convenient for you and then we can either enter using keys you provide, or meet you at the property. After the viewing we will contact you with any feedback we have received. With George Edwards you get your own account which allows you to keep track of all viewings and see any feedback that has been left.
Upon receiving any offers on your property, we will send you the offer in writing and call you to discuss. It is here that really understanding your needs is important as it will help us to negotiate the best possible outcome for you. Once we reach an agreement which you are happy for George Edwards will do all the standard checks you would expect to make sure that your buyer is legitimate and in a position to proceed. Only once we are satisfied will we instruct your chosen solicitors.
At George Edwards we have partnered with Mio to make sure we can keep you fully informed from the point you you accept the offer, to when we hand over the keys to the new owner. Mio allows you to track how every property in your chain is progressing. This means we can spot any delays earlier and it has been shown to speed up completion by up to four weeks!
Upon the completion of the sale, we will be sure to meet you and hand over the keys to the new owner.
