Your letting journey begins when you invite us out to value your property. Most valuation appointments will take about an hour. We spend this time not only giving you a marketing price for your property but making sure we understand your needs and how best we can help you. After the appointment, we will be sure to send you a comprehensive report helping you to understand why we have valued your property the way we have and covering our service options.
George Edwards will have created a floor plan and taken excellent photos which will have been professionally edited to show prospective tenants. Once you have approved the details, we will launch your property on the internet. Listing your property on Right Move, Zoopla, On The Market, Facebook Marketplace and many more sites to make sure we get your property the best exposure possible.
Sit back and relax as it is now time for George Edwards to do what we do best. We will take care of all viewings and vetting of potential tenants. Once we find someone that we believe is suitable, we will ask your permission to do references and make sure the information they have provided us is accurate. After gathering all of the right information, we will advise you on the potential tenants and either arrange the tenancy, or if you are not happy, look for new potential tenants.
Once George Edwards have found a suitable tenant, there will be some paperwork to fill out before the tenancy can begin. However our trusted lettings team will do all of this and will let you know when we need you to sign any paperwork. Subject to the level of service you have requested, we will arrange an inventory, tenancy agreement and help to make sure your property meets all legal standards.
If you have chosen for George Edwards to fully manage the property, we will meet your tenant on move in day, hand over the keys and make sure the tenants agree with the inventory. We will run through the property with the tenants, making sure they are aware of their obligations and providing them with appropriate contact numbers for emergencies.
With our fully managed service George Edwards will provide regular inspections of the property. The first one being three months after the tenants move in and then every six months. Should there be any maintenance needed at the property, George Edwards will be a point of contact for the tenants and will arrange for insured contractors to carry out the work subject to your approval. This will be charged, at cost, to you with no additional commission. George Edwards will also keep track or all your regulatory commitments such as Gas Safeties, Energy Performance Certificates etc.
Towards the end of the fixed term of the initial contract we will discuss with you the options that are available. Should you wish to end the contract, or should the tenants end the contract, we will issue all necessary notices and arrange for a check out on the final day of the contract. A check out report of the property will be provided and George Edwards will deal with any deposit disputes.
We provide a Let Only service or a Fully Managed Service. We will discuss these options with you and help establish what is most appropriate for you.
